Roof leaks rarely announce themselves with a dramatic waterfall. Most start small and hide for months before you notice. By the time water is dripping from the ceiling, there’s usually significant damage in the attic and walls. Here’s how to catch leaks early.
Interior Signs
1. Water Stains on Ceilings
Brown or yellow circles or streaks are the classic leak sign. Check ceilings in every room, especially around the outside walls, bathroom vent fans, and near skylights.
2. Discoloration on Walls
Water can travel sideways along ceiling joists before dropping down a wall. Look for streaks or darker patches, especially near windows or where walls meet the ceiling.
3. Peeling Paint or Wallpaper
Moisture behind drywall causes paint to bubble or wallpaper to peel. Bathrooms aren’t the only place this happens — any room with peeling paint deserves a closer look.
4. Musty Smells
A persistent musty or moldy smell means moisture has been there a while. This is especially common in attics, closets, and rooms near the roof.
Attic Signs (If You Have Access)
5. Wet Insulation
Insulation should look fluffy and dry. Compressed, stained, or damp insulation means water is getting through.
6. Daylight Visible Through the Roof
Turn off attic lights during the day and look up. Any visible light means water can get in too.
7. Dark Streaks on Rafters
Rafters and decking should be uniformly light-colored. Dark streaks or stains show where water has been running.
Exterior Signs
8. Missing, Curled, or Broken Shingles
From the ground, scan your roof for anything out of place. Missing shingles, curling edges, or cracked tiles are entry points for water.
9. Damaged Flashing
Flashing is the metal around chimneys, vents, skylights, and valleys. It’s the most common source of leaks. Look for rust, gaps, or lifting edges.
10. Granules in Gutters
Piles of black sand-like granules in your gutters mean your shingles are breaking down. A leak may follow soon.
What to Do If You Find a Leak
Don’t wait. Water damage compounds quickly — what starts as a $500 repair can turn into a $5,000+ problem within months as mold, rot, and structural damage spread.
